Absentee Owners – Out of State Owners

What Is An Absentee Owner?

An absentee owner is anyone who owns a property but does not live in it.  The property could be a rental, inherited, an investment, or a vacant home.  The needs of absentee owners are often very different than those of homeowners who live in their homes.  As a result, a different set of strategies are needed to accomplish an owners goals.

With solid communication and the ability to interact with property managers, attorneys, tenants, and contractors, I’ve sold absentee owners’ properties so they could “Move On With Their Plans.”  Absentee owners include out-of-state owners, accidental landlords and move-up owners, inherited property owners, and investors.

  • Out-of-State Owners

Owners do not or can not always manage and maintain the property from a distance. Oftentimes, they have hire a property management company but feel out of the loop with their property and the market.  I can help you understand the local market trends, determine when the right time to sell would be, or review other strategies that will help you achieve your goal. I’ll be your eyes and ears here, where the property is, so you can take advantage of prime selling opportunities in the market.

  • Accidental Landlords & Move-Up Owners

When sellers do not have enough equity and are unable to sell their home, or they moved up to another home before selling the current one, they often turn their property into a rental.  This helps them avoid possible foreclosure or paying for a vacant home.  These owners chose a strategy that helps them recoup some of the mortgage rather than none of it.   With an improved real estate market in Central Ohio, owners may now have the equity needed to sell without taking a loss.  I can help you move on with your plans by either selling your property, and/or helping you move on to better performing investments.

  • Inherited Properties (Estate/Probate)

The process of going through probate takes time and is stressful, especially when it’s a result of losing a loved one.  I can help you determine your options for selling and the best strategy, such as making repairs or selling “as is”, in order to get the best results from a sale. Additionally, I have resources available to assist in liquidating assets in the home, if needed. Having been through the process with my own loved ones, I am sensitive to the needs of owners who have inherited a property.

  • Investors

If you are an investor looking to sell your income property, I can help you achieve your goal. Whether it’s selling a rental property that’s not performing, or liquidating a portion or all of an investment portfolio, I’ll work with all parties involved to get the job done with your goals in mind.
